Even though residential real estate services have now been classified as “essential,” this does NOT mean you may conduct business as usual. The clear intent of the Governor’s Stay at home order is to keep Maryland residents at home. This means that buyers cannot meet you at a house and you cannot meet and discuss listing a property for rent unless there is proper social distancing in place.

In this unprecedented time, we are truly all in this together. Although buyers are not allowed to look at homes in person, we can virtually show a property through Facetime or other applications. If you are a buyer with a specific timeline that requires you to purchase a home before the current April 24th end date of the Stay at Home order, our agents can certainly help you through the virtual tours. If you have the ability to wait until after the April 24th date, we recommend you wait.

Reasons we suggest delaying your home search if possible:

The inventory is very low. Sellers are delaying putting their home on the market as well as delaying taking their homes temporarily off the market. It’s always best for you or a trusted representative (besides the Realtor) to view the home in person prior to making an offer.

Trusted partners and service providers may not be available at this time, which will limit you regarding inspectors, movers, or contractor services. You want to make sure you have all resources available when purchasing your home.

Settlement may be delayed. Settlements can be delayed for various reason: delayed appraisals, lending requirements, or provider timeline changes. If you are attempting to buy and sell at the same time, this is especially complicated during this unprecedented time. These items will also affect the seller in the transaction which can ultimately snowball into the purchase or transition for them moving forward.
